Generally speaking, a 10% down payment is required to qualify for Seller Financing and the remaining terms are laid out below:

Terms:

*Typical Financing Based on Sample Transaction: Cash price of $100,000, $10,000 down payment (10% of Sale Price) at 7.00% interest (7.00% APR) with closing on the 1^st of the month. Land Contract of $90,000 to be paid in 36 equal and consecutive monthly installments of $697.77 (amortized on a 240 payment schedule) with a balloon payment of $83,101.24 due after the 36 monthly payments. No origination fee or application fee. Borrower is responsible for actual costs including prepaid items, title insurance, escrow closing fee & recording fees. Borrower is required to pay a monthly installment to lender equal to 1/12 of the annual property taxes in addition to each regular monthly payment. All Land Contracts are subject to credit approval and verification of income.
